We market our landlords’ properties on all the main portals namely Rightmove, Zoopla, OnTheMarket and PrimeLocation ensuring maximum exposure. This together with our vast database of prospective tenants provides us with the best chance of securing a tenant for you, not only at the best possible price but in the timescale you require.
Referencing
Charmill Residential highly recommend referencing each tenant when entering into a tenancy agreement. As part of our service, we can arrange the process via an independent referencing agency should you choose to. Referencing of prospective tenants will be at an additional cost to the landlord on top of the agreed letting fee.
Tenancy Agreement
Charmill Residential will prepare and draw up a tenancy agreement for a cost of £150 plus VAT payable by the landlord and if both you and your tenant wish to extend the tenancy we will prepare the necessary documents for signature. Our administration charge for this will be £50 plus VAT payable by the landlord.

LET ONLY Service
9% plus VAT for Sole Agency and 11% plus VAT for Multiple Agency which includes:
- Carrying out accompanied viewings
- Provide advice on refurbishment works to enhance the properties letting potential
- Marketing of the property on our website together with Rightmove, Zoopla, OnTheMarket and PrimeLocation
- Finding and vetting a tenant
- Provide tenant with method of payment
- Collect and remit initial months’ rent payment to the landlord after deducting our fee and any pre-tenancy invoices
LET and RENT COLLECTION Service
9% plus VAT for Sole Agency and 11% plus VAT for Multiple Agency which includes:
- Carrying out accompanied viewings
- Provide advice on refurbishment works to enhance the properties letting potential
- Marketing of the property on our website together with Rightmove, Zoopla, OnTheMarket and PrimeLocation

14% plus VAT for Sole Agency and 16% plus VAT for Multiple Agency which includes:
- Carrying out accompanied viewings
- Provide advice on refurbishment works to enhance the properties letting potential
- Marketing of the property on our website together with Rightmove, Zoopla, OnTheMarket and PrimeLocation
- Finding and vetting a tenant
- Provide tenant with method of payment
- Collect and remit initial months’ rent payment to the landlord after deducting our fee and any pre-tenancy invoices
- Collect and remit on-going rent payments deducting our fee and other works
- Pursue non-payment of rent and advise on rent arrears actions

- Ensure the landlord complies with their statutory obligations

We can also arrange
Gas Safety Certificates
This is a legal requirement and must be obtained annually.
Energy Performance Certificate (EPC)
This is a legal requirement and must be obtained every 10 years.
Electrical Installation Condition Report (EICR)
This is a legal requirement and must be obtained every 5 years.
Inventory Check in and Check out Reports
This is a detailed description of the interior of the property and is required to protect you and your property. It can prevent or resolve any disputes at the end of a tenancy between the landlord and tenant.
Cleaning Services
If needed, we can arrange for a professional cleaning company to clean the property prior to the tenants move in date.
